Owners ask this before they ask about price, and fairly so — a renovation timeline affects work, school, tenants and sometimes a settlement date. Here are the ranges we quote in Melbourne, and what moves them.
Single-room refresh: a few days to two weeks
Plaster repairs and a repaint in one or two rooms is usually three to seven working days, including drying time between coats. A full interior repaint of an average family home generally runs one to two weeks.
Bathroom: three to five weeks
Strip-out, plumbing rough-in, electrical rough-in, waterproofing, tiling, then fit-off and finishing. The fixed points are curing and waterproofing times — those cannot be compressed without risking the job.
Kitchen: four to seven weeks on site
The on-site work is fast; the lead time is not. Cabinetry and stone are measured after demolition and typically take three to five weeks to fabricate, which is why kitchens are ordered early.
Full home renovation: three to six months
A whole-house renovation involving multiple wet areas, new services, plastering and painting throughout usually sits in the three to six month range once trades are properly sequenced. Add structural changes or an extension and you extend that accordingly.
What actually causes delays
It is almost never the trade work itself. Three things account for most lost time on Melbourne projects:
- Late decisions — colours, tiles, tapware and fittings not chosen before they are needed
- Long lead-time items ordered after work starts, not before
- Trades booked separately, so each one waits on the last
- Hidden conditions found on opening up walls or floors in older homes
